Everyone that lives in Tansi has an interest in the way homes are selling. The more homes that are selling the better the price of your home. I have lived here for 21 years and have seen a lot. I love it and we have a great community to live.
As a Real estate agent I'm also interested in how many homes have sold and the average price. There are homes in the area that have been on the market for a long time. the main reason a house stays on the market for a long time is the owner or agent have over priced the home. We all want to get the most money for our homes, but we also have to consider the market. The 2 main things in determining the market value( what a buyer is willing to pay) of a house is - what has sold in the past 6 months that is like your home and the houses on the market now that will be your competition.
Buyers are very educated when it comes to the market place. They do their homework. There is all kinds of info on the internet now. They know what you paid for the home. What other homes had sold for in you neighborhood.
So to sell your home you and your agent must make sure you price your home right from the beginning. Price it so it competitive and still get the most you can get. A good agent does not just pull numbers out of the air or just ask you what you need to get out of the house. Pricing a home right from the start and getting the most you can, plus getting it sold quickly takes work and research.

Average sale price $130,000.
Number of residential listings now 56,
this number is down from last year. Might be a good time to put your house on the market if your thinking of selling.
